5 Tips To Help You Sell Your Home

1. CLEANING

Cleaning is the most important thing you can do when selling your home. When I walk into a house it is very important to see if you have spiderwebs on the ceiling and yes, I even have them as well. So a good dusting is a must on your ceiling fans, light fixtures blinds etc.
Decluttering your house, making sure your toilets are clean, your kitchen is clean. Open the oven and make sure it is clean as well as all the appliances. Most importantly, make sure it smells good.
When buyers walk into your house you want them to see a clean house and a house that smells good, free of pet smells and dirty smells. If you have pets have them removed for showings to make sure the house does not smell.
Another thing when cleaning, make sure your walls do not have scratches. If they do, make sure to paint or use a magic eraser.
If you have a vinyl home make sure it’s pressure washed, and if your driveway needs cleaning, pressure wash that as well.

2. Yard

When a buyer pulls up to your house you want to make sure your yard “pops“. Cut the grass, edge and make sure to remove all the weeds. Place pine straw or mulch where appropriate, and I love fresh flowers by the front door.

3. Light Bulbs

Make sure all exterior lights are working including flood lights and landscape lighting. All the interior bulbs should be working including recessed lighting and bathroom vanity lights. The last thing you want is a buyer to walk in the house, love the house and then when you get to the inspection period we wonder if some of the light fixtures do not work because the bulbs are burned out. So to avoid any issues and make sure all the lights are in good working order.

4. Air Filters

When a buyer walks into your house and when I am showing a buyer a house, one of the worst things is to look into the air returns upstairs and downstairs and find them completely dirty. A good cleaning of your air returns and replacing your air filters before you put it on the market is a must.

5. Crawlspace

If you have a crawlspace it is very important for you to look inside the crawlspace before putting your house on the market. Make sure there is no standing water under the house and if you have a vapor barrier be sure it is covered. Make sure the insulation is in place and not hanging down. Check all the things a buyer will look at during their due diligence period. Also with a crawlspace comes termites so  make sure your house is under bond. It is OK in the state of South Carolina to sell a home without a termite bond but please make sure there are no issues with your crawlspace. If you have a slab, look around the foundation to make sure everything looks good.
